In a recent government meeting, officials discussed a proposed residential project in the Table Bluff area, specifically at the intersection of Hawks Hill Road and Table Bluff Road. The project involves the construction of a two-story residence with a total area of 2,024 square feet, including a 1,012 square foot ground footprint, a 456 square foot uncovered deck, and a two-car garage situated on a 25 by 25 concrete slab. The applicant also plans to clear 1.75 acres of brush on the western side of Hawks Hill Road to prepare the site.
The parcel, approximately 3.6 acres in size, is zoned for agricultural use and has a history of being overgrown since 1998. The existing well and septic system, installed in 1981 for a previous orchid farm, will be utilized, with the applicant proposing a gravel driveway and a rooftop solar array for power. Environmental health officials confirmed the well's functionality through recent testing, allowing for the possibility of drilling a new well if necessary.
Concerns raised by the public included the potential impact of the residential development on agricultural use, the age and condition of the septic system, and the presence of sensitive species in the area. The applicant addressed these concerns by stating that brush clearing would restore agricultural integrity and that no sensitive species were found on the property during multiple assessments.
The proposed driveway location was also revised in response to community feedback regarding visibility and safety. The applicant plans to plant additional trees to create a buffer between the property and neighboring residences.
The Planning Commission is expected to review the project further, with recommendations to approve the coastal development permit, subject to specific conditions. The meeting highlighted the balance between residential development and maintaining agricultural integrity in the region.
