In a recent government meeting, officials discussed the redevelopment project for properties located at 44 Avenue and 110 Charlotte Street in Mendez. This project, which has been under consideration since 2021, aims to revise a previously approved certificate of appropriateness for the site, which includes the historically significant Espinosa Sanchez house, a first-period Spanish colonial structure.

The proposed changes involve utilizing a different interior courtyard surface material and design, as well as incorporating exposed coquina for a portion of the north property wall, replacing the originally planned block and stucco. The Espinosa Sanchez house, built between 1750 and 1754, has undergone numerous modifications over the years, including a transition from a two-story to a one-story structure. Historical Sanborn maps illustrate these alterations, highlighting the property's evolving architectural significance.

The board's ongoing review of this project reflects a commitment to preserving the historical integrity of the site while accommodating modern redevelopment needs. Further discussions are expected as the project progresses.
