In a recent government meeting, officials discussed the Osprey Village initial master plan, a significant development project located within the East Argent Plan Development District. The project aims to create a residential community specifically designed for individuals with developmental disabilities, offering a mix of 160 housing units, including villas, four-plexes, and an assisted living facility.

The proposed site spans approximately 63 acres along East Argent Parkway and includes essential amenities such as a community center, job training facility, and recreational areas. The development is designed to foster social interaction and employment opportunities, addressing a critical need in South Carolina, where over 9,000 individuals are currently on waiting lists for residential services.

Key features of the plan include a minimum of 31% open space, with at least 11% designated for active use, and a 30-foot pedestrian and landscape buffer along East Argent Parkway. The project has received positive feedback from the Planning Commission, which recommends approval from the city council.

Nathan Long from Thomas and Hutton, the project’s engineering firm, emphasized the community's focus on safety and accessibility, highlighting the inclusion of sidewalks and a central courtyard layout. The development is expected to be a model for similar initiatives across the state, with plans to begin construction in the spring.

Jeff Coggan, a key partner in the project, donated the land and expressed gratitude for the support from local leaders, noting the project's potential to transform lives in the region. The Osprey Village initiative is poised to set a precedent for inclusive living arrangements in South Carolina, aiming to integrate residents into the broader community while providing essential services and support.
