In a recent government meeting, a proposal for a zoning change at 8310 and 8320 Davis Boulevard was discussed, shifting the designation from agricultural (AG) to office (O-1). The site, located near the Thornbridge neighborhood and adjacent to Fire Station 1, encompasses four acres and currently features an unoccupied older home.
The applicant, Samuel Tully, presented plans for a single-story medical office complex consisting of six buildings, each approximately 6,571 square feet. Tully emphasized that the design takes into account the elevation changes on the property and aims to maintain a significant distance from nearby residential areas. The proposed layout includes a cluster of four buildings in the center, with one building positioned to the south and another to the north.
The future land use plan for the area supports office commercial development, which could include professional, medical, and administrative offices. Tully noted that the project is still in the preliminary stages, with a traffic impact study underway and coordination with the Texas Department of Transportation (TxDOT) for necessary road improvements.
The timeline for the project is projected at a minimum of five years, with groundbreaking anticipated by the end of the first quarter of 2025. Tully indicated that the development would proceed in phases, with the first building expected to be completed and leased before moving on to subsequent structures.
While the proposal has garnered interest, city officials clarified that the zoning change does not guarantee the specific development plan presented, as future modifications could occur within the O-1 zoning standards. The meeting highlighted the importance of community engagement, particularly for residents in the adjacent neighborhoods, as the project progresses.
