In a recent government meeting, the City Council of Belgrade reviewed two significant subdivision proposals: the Crosswind Subdivision and the Ridgeline Subdivision, both aimed at addressing the growing housing demand in the area.
The Crosswind Subdivision, covering 16.6 acres, seeks preliminary plat approval for 181 attached townhomes, primarily in duplex, triplex, and fourplex configurations. The project complies with the city’s mixed residential zoning and meets park requirements through existing facilities in the adjacent Ashton Meadows development. Concerns were raised by local residents regarding the shift from previously planned detached single-family homes to attached units, highlighting the potential impact on traffic and community infrastructure. The council discussed the possibility of requiring a fence along the southern boundary of the development to mitigate impacts on neighboring properties.
The Ridgeline Subdivision proposal encompasses 33.81 acres and includes plans for 120 duplexes, 15 triplexes, and 72 single-family lots, totaling 207 residential units. The development is designed to integrate with the Ashton Meadows area and will rely on a new lift station for sewage management, which is still awaiting approval from the Department of Environmental Quality (DEQ). The council emphasized the need for infrastructure improvements, particularly concerning traffic management, as the area prepares for an influx of new residents. Discussions included the necessity of road enhancements and the timing of these improvements in relation to the construction of the new underpass project.
Both proposals received unanimous preliminary approval from the council, with conditions for further infrastructure assessments and community impact considerations. The council's proactive approach aims to balance development with the necessary infrastructure to support the growing population in Belgrade.
