The proposal aims to develop up to 224 multifamily units, adhering to a density of 20 units per acre, while maintaining a three-story height limit for the buildings. The development plan includes two entrances on Canyon Creek, which is a major arterial road, and emphasizes the importance of traffic management and access for both residents and retail customers.
This rezoning request follows a previous attempt in 2022 that faced significant opposition, leading to its withdrawal. However, the current proposal has garnered some support, including a positive response from the Temple Independent School District, which had previously opposed the project. The applicant has committed to ongoing communication with the school district throughout the planning process.
