In a recent government meeting, discussions centered around a proposed rezoning request for two parcels owned by Shepherd's Church in Cary. The properties, currently zoned for townhouse development, are being considered for a change to office and institutional conditional use, as well as residential 40 conditional use. The applicant aims to limit office use to a maximum of 5,000 square feet on the northern parcel while prohibiting indoor and outdoor kennels on the southern parcel.
The site is strategically located near Holly Springs Road, which is designated as a future six-lane thoroughfare, enhancing access to major employment centers. The rezoning aligns with the Imagine Cary Community Plan, which emphasizes a diverse housing mix and appropriate transitions between residential areas and commercial uses.
During the public hearing, local resident Kristen Desmoni raised concerns about potential traffic impacts on Holly Springs Road, particularly regarding the need for a turning lane to alleviate congestion. She also inquired about the possibility of a buffer between the proposed office building and nearby neighborhoods, as well as the future ownership of the land by the church.
The meeting highlighted the community's engagement in the planning process, with a neighborhood meeting held earlier in March that saw participation from six citizens, though no significant concerns were raised at that time. The applicant, represented by attorney Tom Johnson, expressed intentions to use the office space to support church activities, such as a counseling center, while addressing traffic concerns through the proposed limitations on office size.
As the town continues to develop, the outcome of this rezoning request will play a crucial role in shaping the area's growth and community dynamics.
