The project, which features a small lot cottage subdivision, has seen approximately two-thirds of its units constructed, with additional units currently under construction.
The commission reviewed proposed amendments to the project, which included eliminating a controversial unit, designated as Unit 14, to create a more usable open space for residents. This change was made in response to resident concerns that Unit 14 would disrupt the central open area. The revised plan also proposes the construction of a community building that will now include two residential units on its second floor, increasing the total unit count by one.
Additional modifications include the removal of a carport structure while retaining a bike storage tower, and alterations to the community building's design, which will feature a kitchen, restrooms, and a flexible gathering space for residents. The project aims to enhance community amenities while ensuring compliance with zoning density regulations.
The planning commission has recommended that the city council approve these amendments, which will be discussed in a hearing scheduled for July 9. The commission also noted the need to update the bond agreement for the central area to allow for extended permitting and construction timelines. The outcome of the city council's decision will determine the future of the Grand Oaks Paseo project and its community facilities.
