The second item on the agenda was a public hearing for the Sailors Landing planned residential development, which involves a proposed rezoning from Residential High Density (RH) to Residential Single Family 2 (RSF2) for a 226-unit development in the Alberta area. The developers presented modifications to the original plan, including an increase in usable open space and the removal of smaller lot sizes. The commission noted that the revised plan now includes larger lots and improved internal circulation, with amenities such as pickleball courts and bike trails.
Concerns were raised regarding traffic impacts, school capacity, and the appropriateness of a proposed dog park along the highway, which some members suggested could be better suited for commercial use. The commission recommended approval of the development, contingent upon several conditions, including further traffic studies and utility approvals.
