The existing home, built in 1930 and measuring approximately 1,436 square feet, will remain a single-family dwelling after the proposed addition.
The addition will include a new bedroom and bathroom, expanding the second floor by approximately 252 square feet. Importantly, the proposed construction will not further encroach into the existing front setbacks, maintaining compliance with zoning regulations. The property is zoned R1 D, designated for single-family dwellings, and has a total area of 5,488 square feet.
Architect Teresa Angelini, representing the homeowners, emphasized the challenges posed by the property's unique setbacks, which limit expansion options. The current layout features a compromised second floor with limited bedroom access due to the placement of a fireplace. The homeowners, who have lived in the house for several years, expressed a need for more space as their family grows.
Angelini assured that the proposed addition would not obstruct light or views for neighboring properties and would enhance the overall aesthetic of the home. The meeting concluded without public opposition, and the proposal awaits further review by the governing body.
