The Regional Planning Commission (RPC) and regional planning staff have recommended that the proposed amendment aligns with the regional plan. The Washoe County Board of County Commissioners has already approved the master plan amendment, which is essential for facilitating the proposed changes.
The proposal is not expected to negatively impact existing or planned developments in the area, as it fits within the character of the neighborhood. A feasibility study submitted by Washoe County indicates that the necessary infrastructure for water, wastewater, and storm drainage is feasible, although public facilities are not immediately adjacent to the site.
Concerns were raised during the meeting regarding the implications of changing Tier 3 land to Tier 2, particularly about potential future developments in adjacent areas. However, officials clarified that the lands to the south are federally owned, limiting further development opportunities in that direction.
The proposal is seen as a minor increase in allowable density, which is considered appropriate given the limited scope of the project. The RPC and staff are confident that the amendment will not adversely affect the health and welfare of the community, and they are moving forward with the recommendation for approval.
