City plans transformative mixed-use development to boost community

In a recent government meeting, plans were unveiled for a significant development project at the northeast corner of Buckley Road and East 120th Avenue in Commerce City. The proposal aims to transform the currently vacant 34-acre site into a mixed-use community, dividing the property into three distinct sections: 15 acres designated for residential use, 15 acres for commercial purposes, and approximately 4 acres for mixed-use development.

The development is designed to enhance community connectivity and walkability, aligning with the Commerce City comprehensive plan. The residential area will be situated in the northeast section, providing scenic views of the O'Brien Canal, while the commercial zone will be positioned for maximum visibility along Buckley Road. This strategic layout is intended to create a unified community where residents can easily access retail, restaurants, and essential services without needing to travel far.

The proposal includes the construction of pathways, parks, and green spaces to promote pedestrian movement throughout the site. Developers emphasized the importance of creating a vibrant commercial hub that caters not only to future residents but also to those in surrounding neighborhoods, addressing the current lack of retail options within a mile radius.

The project is a Planned Unit Development (PUD) amendment, which will allow for a mix of residential and commercial land uses, a shift from the original zoning that permitted only commercial activities.
