Key discussions highlighted the engagement of a licensed site professional (LSP) to oversee the environmental remediation process, which includes the removal of hazardous materials such as asbestos and an unpermitted landfill. The estimated timeline for the complete demolition and site preparation is projected to take between six to eight months, followed by an additional 16 months for construction.
The meeting also addressed the importance of peer reviews by environmental partners to ensure compliance with local regulations, particularly concerning stormwater management and traffic impacts. The board agreed to continue the public hearing for the Fox Estates project until July 25, allowing time for the peer review process to be completed and for any necessary adjustments to be made based on feedback.
The proposed development is situated on a 30.6-acre parcel with significant infrastructure improvements planned, including new roadways and landscaping enhancements. The project is positioned within a mixed-use overlay district, which permits age-qualified housing by right, ensuring that at least one occupant of each unit will be 55 years or older.
As the project progresses, officials emphasized their commitment to adhering to zoning regulations and maintaining open communication with the community, with further updates expected following the peer review.
