The facility will dedicate approximately 35% of its space—around 40,000 square feet—to amenities, including commercial kitchens, dining areas, a theater, and a small auditorium for large-scale activities. This design is intended to foster interaction among residents, a crucial aspect highlighted during discussions about the impact of COVID-19 on senior isolation.

The assisted living component will offer three meals a day, while independent living residents will receive one meal daily, along with a continental breakfast. A robust activity calendar is planned for both groups to encourage social engagement.

Construction of the assisted living and memory care sections is expected to take 16 months, followed by a 12-month stabilization period. The timeline for the independent living phase will depend on market conditions, with the developers expressing flexibility to adapt based on demand.

The facility will also feature a secured environment for memory care residents, with all apartments designed to open into amenity spaces to enhance safety and accessibility. The developers have collaborated with the Massachusetts Alzheimer's Association to ensure that the building's design meets the needs of residents with memory challenges.

In terms of zoning and compliance, the project meets all necessary criteria, including minimum lot size, building height, and parking requirements.
