This plan aligns with a preliminary plat approved in September 2022 and a final plat submitted in May 2023. The applicant was required to resubmit the final plat due to changes mandated by CenterPoint regarding utility easements. Staff recommended approval of the Pomona section 28 with two conditions: the submission of updated letters from utility companies and an asphalt drawing reflecting the proposed changes to the easement locations. The motion for approval passed unanimously, 7-0.
In a separate agenda item, the commission considered a request to allow car dealerships throughout the commercial zone on the south side of De Bello Boulevard. Currently, dealerships are restricted to the north side. The proposal includes a conceptual site plan for a 16-acre dealership with two large buildings, a car wash, and several pad sites for restaurants or other commercial uses. However, staff expressed concerns about the potential for over-concentration of car dealerships, which could dominate the commercial land use—potentially allowing up to 67% of the area to be dedicated to this single use. The staff recommended denial of the proposal, emphasizing the need for a variety of land uses to provide amenities for the surrounding neighborhood.
