This expansion would bring the total living area to approximately 45,100 square feet, accommodating three units with a total of ten bedrooms.
The proposed design includes three bedrooms on the third floor, with one smaller room likely serving as an office or children's room. The developers plan to maintain architectural consistency with the existing structure, utilizing similar materials such as clapboard siding and architectural shingles. However, concerns were raised by board members regarding the scale of the project, particularly the number of bedrooms relative to the limited parking provisions—only four spaces for ten bedrooms.
Board members expressed apprehension that the proposed development might be too large for the lot, suggesting that the parking situation could lead to congestion in the neighborhood. One member noted that the proximity to public transportation does not mitigate the potential parking issues, as the current plan does not meet the expected demand for parking spaces.
The board ultimately decided to request a redesign of the project, allowing the developers four weeks to revise their plans before reconvening. The motion to extend the review period was unanimously approved.
In a separate agenda item, a proposal was presented for the demolition of an existing two-car garage and the construction of a new 29-foot tall detached garage at 205 President's Lane.
