A recent government meeting focused on a proposed zone text amendment for the Northeast Historic Mixed Use District in Bozeman, which aims to modify existing regulations to allow apartments as a permitted use on the second and subsequent floors of buildings, as well as lobbies on the ground floor associated with residential units. Currently, apartments are only permitted as accessory uses, limited to 50% of the floor area on upper levels.
Elizabeth Cramblett from the Community Development Department presented the amendment, highlighting that the change would support the evolving character of the district, which has historically included a mix of industrial and residential uses. The proposed amendment is designed to align with the community's shift towards a more residential focus, as indicated by a 2020 change in land use designation from industrial to community commercial mixed use.
The area in question spans approximately 40 acres and has been recognized for its diverse land use patterns since the establishment of the NIMU district in 2002. The amendment is seen as beneficial for existing commercial entities by increasing residential density, which could enhance support for local businesses.
The Community Development Board has already recommended approval of the amendment, with a unanimous vote of 5-0. Public comments received prior to the meeting indicated support from local residents, further reinforcing the community's backing for the proposed changes.
The meeting concluded with a presentation from the applicant, Tyler Steinroy of Intrinsic Architecture, who emphasized the unique nature of the NIMU district and the need for updated regulations to reflect its mixed-use character. The proposal is now set to move forward for further consideration by the commission.
