Milwaukee launches countywide land trust to create affordable housing for low-income buyers

The Village of Shorewood is taking significant steps to enhance affordable housing options through a new countywide land trust initiative. During a recent Community Development Authority meeting, officials discussed the goals and structure of this initiative, which aims to create permanent affordable housing opportunities for low-income residents.

The land trust, which recently expanded its boundaries to encompass Milwaukee County, seeks to efficiently manage and grow its housing units. The target is to establish around 300 units, ensuring that it does not dominate any single neighborhood's housing market. This approach is designed to provide a stable option for individuals who may not fit the traditional homeownership model, thereby promoting equity in housing access.

Key to this initiative is the focus on affordability for low-income buyers, defined as those earning up to 80% of the area median income (AMI) in Milwaukee. Specifically, the land trust aims to assist households earning around 45% of AMI, which translates to annual incomes between $30,000 and $50,000. This targeted approach will help determine the necessary subsidies to make homeownership feasible for these families.

In Shorewood, the focus may shift slightly to accommodate households earning up to 65% of AMI, reflecting the community's specific needs. This flexibility in income targeting is crucial for ensuring that the housing solutions developed are both relevant and accessible to local residents.
