Millicent Development gains approval for Big Chestnut Subdivision Phase 2

The St. Mary's County Planning Commission made significant strides in local development during their recent meeting, approving the preliminary subdivision plan for the Big Chestnut Subdivision Phase 2. This plan includes the development of 13 out of 22 lots, marking a crucial step in the area's growth.

John Norris from NG and O Engineering presented details about the subdivision, confirming that all roads have been built and accepted into the county's highway maintenance system. He clarified that only two additional parcels would be developed, both designated as 15-acre farmsteads, which will remain intact as part of the original land area. This decision reflects a commitment to preserving the rural character of the neighborhood while allowing for limited development.

The commission also discussed the role of a homeowners association, which will oversee certain aspects of the property, including a conservation easement that restricts land clearing on specific parcels. This ensures that the natural landscape is protected even as new homes are constructed.

In a show of community collaboration, Millicent Development was recognized for contributing to the asphalt work on county roads, enhancing infrastructure alongside their development efforts.

The motion to approve the preliminary subdivision plan was unanimously passed, signaling a positive outlook for future developments in St. Mary's County.
