The property, located at 6312 Castlehane Road, has a rich history, originally zoned for residential use since the 1980s. However, its surroundings have evolved, with commercial developments emerging to the north, south, and west. The proposed site currently features a single-family home and a detached accessory building, both of which will be repurposed to support the new business operations.
During the meeting, board members raised questions about the land use surrounding the property. To the north lies a residential home, while to the south is an HVAC service business. The applicant emphasized the need for the rezoning, noting that the existing structures would serve as a base for the landscaping contractor's operations, providing easy access to key transportation routes, including I-40 and I-140.
The proposal includes plans to modify the existing circular driveway, replacing it with two one-way driveways to enhance traffic flow and safety. The applicant also highlighted the importance of adaptive reuse of residential buildings in commercial corridors, a trend that aligns with the county's comprehensive plan promoting mixed-use developments.
