Council members and staff discussed roof profiles and equipment screening; the developer agreed that primary facades should not be stucco and that flat roofs would not be used as dominant street-facing forms.

A specific height concession was discussed for buildings near the proposed central seaside lawn. Planning committee language proposed capping that parcel at 35 feet rather than the 50 feet shown in earlier approvals; council members raised practical questions about rooftop equipment and how mechanicals would be screened, and several participants said the detail would be resolved during subsequent reviews. Councilmember Chapman said he opposed committing to 35 feet without more information about equipment screening and finished-floor heights; Councilmember Whitley said the developer’s willingness to accept 35 feet on that parcel made her comfortable moving forward with first reading.
