City Council reviews Canal Overlook residential development plan ahead of vote

New Castle County's Land Use Committee convened on February 18, 2025, to discuss significant developments in local land use, particularly focusing on the Canal Overlook project. This proposed residential development, located along Coxneck Road, encompasses approximately 83 acres and aims to establish 108 residential lots, adhering to the suburban zoning regulations.

The project is notable for its commitment to open space, exceeding the required 50% by providing around 55%. This aligns with community interests in maintaining green areas amidst residential growth. The committee highlighted the importance of a walking trail that connects to the canal, enhancing recreational opportunities for residents.

Traffic concerns were a focal point of the discussion, with a comprehensive traffic impact study conducted to ensure compliance with Delaware Department of Transportation (DelDOT) standards. The study confirmed that necessary improvements, including a crosswalk across Coxneck Road, would be implemented to enhance safety for pedestrians.

Gary Burcham, the landscape architect for the project, presented the landscaping plan, which meets all Unified Development Code (UDC) requirements. The plan includes the installation of street trees and other plantings, contributing to the aesthetic and environmental quality of the development.
