The Soledad Planning Commission convened on May 22, 2024, to discuss a significant amendment to the planned unit development (PUD) permit for Parcel E, a vacant site in the Santa Clara subdivision. The proposed changes aim to increase the number of affordable housing units in the area, addressing the community's pressing need for more housing options.
During the meeting, Anil Mora, an associate planner with the City of Soledad, presented the details of the amendment. The original plan included 104 single-family townhomes and 28 multifamily units. The new proposal seeks to maintain the 104 townhomes while increasing the multifamily units from 28 to 40. This adjustment requires raising the maximum building height from 30 feet to 40 feet to accommodate the additional units.
The Planning Commission's approval is crucial as it aligns with the city’s 2005 General Plan, which emphasizes the development of affordable housing. The amendment also includes a reduction in parking spaces from 54 to 50 to allow for the addition of community amenities, such as a park and a community room, which are essential for securing state and federal funding for the project.
Eden Housing, a nonprofit organization focused on developing affordable housing, is spearheading this initiative. The proposed changes not only aim to enhance the living conditions for future residents but also to comply with funding requirements that necessitate specific amenities.
The Planning Commission's recommendation will be forwarded to the City Council for final approval, marking a significant step towards increasing affordable housing in Soledad. This development is expected to provide a total of 52 affordable units, including 12 very low-income units, thereby contributing to the city’s goal of addressing housing shortages and improving community welfare.
