One of the primary topics was the requirement for landlords to provide a written notice at least 90 days before the end of a tenancy if they do not intend to renew a lease. This change aims to give tenants ample time to find new housing, reflecting the city’s commitment to tenant stability. Landlords must still provide a written lease and adhere to the same rules as longer-term agreements. This consistency is designed to protect tenant rights regardless of the lease duration.
Another significant point discussed was the use of lease agreements. While landlords are encouraged to use a model lease provided by the city to ensure compliance, they are not mandated to do so. They can create their own leases but must ensure these documents meet the new ordinance requirements.
Additionally, the council addressed concerns regarding lease extensions for agreements made before January 1. It was emphasized that any extensions must comply with the updated ordinance, ensuring that all rental agreements reflect current regulations.
