Hinsdale board approves demolition of 3370 Third Street for new home construction

A significant decision was made at the Historic Preservation Commission meeting on March 5, 2025, regarding the future of a single-family home at 3370 Third Street in Hinsdale. The commission approved an application for the demolition of the existing structure, which was deemed unsuitable for rehabilitation due to its poor condition.

Patrick Fortelco, an architect from Moment Design, presented the case for the demolition, explaining that both he and his partner, Reyna Bradford, had thoroughly assessed the home. Their investigation, along with input from Tiburon Builders, indicated that the house was not a viable candidate for renovation. Fortelco noted that the home had not been well-maintained, leading to the conclusion that demolition was the best option.

The commission members, who had previously toured the property, expressed agreement with the assessment. After a brief discussion, a motion was made and unanimously approved to grant a certificate of appropriateness for the demolition.

With the demolition approved, the focus will now shift to the design of a new single-family home at the same location. This decision marks a pivotal moment in the ongoing efforts to balance historic preservation with community development in the Roberts Park Historic District. The next steps will involve reviewing the proposed designs for the new construction, ensuring they align with the district's aesthetic and historical context.
