Developers propose family-friendly housing at Summit At Hickory Creek near new high school

Canton City Council is poised to enhance housing options for families following a significant proposal presented during their March 6, 2025, meeting. The council discussed the development known as Summit At Hickory Creek, which aims to amend zoning conditions to allow family occupancy in a new residential project adjacent to the upcoming Cherokee County High School.

The proposed development includes a five-story building with 251 units, although the initial phase will focus on constructing 96 units in a four-story structure. Approximately 50% of the 16-acre site will remain untouched, and the project is designed to cater to residents earning between 30% to 80% of the area median income, with rents ranging from $522 to $1,800. This change in zoning is particularly significant as it allows for families, including grandparents caring for grandchildren, to reside in the community.

In addition to the zoning amendment, the developers are seeking support from the city for a General Investment Commitment (GIC) and a $500,000 loan through the Canton Housing Authority. This financial backing is crucial for enhancing their application for 9% tax credits, which are highly competitive. Last year, the developers narrowly missed securing these credits by half a point, underscoring the importance of city support in the application process.

The council also discussed the potential for a private enterprise agreement with the housing authority, which could provide a nominal reduction in property taxes and further strengthen their application.
