Summit County's County Council is taking significant steps toward addressing community needs with the introduction of Plan C, a revised development proposal aimed at balancing residential growth, affordable housing, and sustainability. During a meeting on January 17, 2024, representatives from Dakota Pacific presented the updated plan, which reflects a reduction in residential units and a focus on integrating affordable housing options.
Plan C proposes 727 residential units, a decrease from the previously suggested 1,100 units in Plan B. This adjustment aims to alleviate concerns about density while still promoting affordable housing, with approximately 30% of the units designated as deed-restricted for low-income residents. The plan emphasizes deeper affordability levels, targeting households earning 44% to 60% of the area median income.
In addition to residential changes, the commercial component of Plan C has been adjusted to include 341,000 square feet of non-hotel commercial space, which is an increase from the previous plan. This shift is designed to foster economic diversity and support local businesses while avoiding competition with existing retail hubs.
The council highlighted the importance of sustainability in the development process, noting that a mixed-use community near transit can enhance walkability and reduce carbon footprints. The plan also incorporates open spaces and community amenities, including a proposed Central Park, to promote a livable environment for residents.
