The Overland Park Planning Commission made significant strides in urban development during its March 10, 2025, meeting, approving a final development plan for a new coffee shop while addressing community concerns about landscaping and site aesthetics.
The commission unanimously approved the final development plan for 7 Brew Coffee, a 510-square-foot establishment with a drive-through, located at the Ozlow Retail Center. This site, positioned at the southwest corner of 130 Fifth Street and Antioch Road, is expected to enhance local business offerings and provide convenient access for residents. The design includes a cooler enclosure and a masonry trash enclosure, both integrated into the overall aesthetic of the building, which will feature modern materials like Nichiha brick and metal accents.

Commissioners expressed concerns regarding the landscaping plan, particularly the visibility of vehicles from the busy 130 Fifth Street. Discussions highlighted the need for improved screening to enhance the pedestrian experience and reduce the impact of headlights from parked cars. The applicant, Ben Stites, indicated a willingness to collaborate on extending landscaping features along the property line to address these concerns.
In response to the commissioners' feedback, a new stipulation was proposed to ensure that landscaping would be extended from property line to property line, potentially adding a third tree along the street to enhance visual appeal. This stipulation aims to create a more cohesive look across the development, as previous discussions indicated a desire for a unified aesthetic among the various commercial properties in the area.
The commission's approval of the coffee shop plan, along with the proposed landscaping enhancements, reflects a commitment to balancing development with community needs. As the project moves forward, the city will work closely with the developer to ensure that the landscaping meets both aesthetic and functional requirements, setting a standard for future developments in Overland Park.
