In a significant move for local development, the Vigo County Area Planning Commission has approved a rezoning request for a property at 3001 West Natural Drive, currently owned by Left Lane Transportation. The property, which is presently zoned for single-family residential use, will be transitioned to heavy industrial zoning to accommodate a salvage yard.
This decision comes after the salvage yard began operations without the necessary permits, prompting collaboration between the Area Planning Commission and the Indiana Department of Natural Resources (IDNR) to find a compliant path forward. The site is located within both the AE and AE regulatory floodway, necessitating strict adherence to environmental regulations. Any waste storage or fuel tanks must be elevated and anchored in the AE fringe, and vehicles cannot remain in the floodway for more than 30 days.

Additionally, the property owner must ensure that all public use areas are hard-surfaced and that adequate parking, including ADA-compliant stalls, is provided.
The commission's approval includes several conditions aimed at safeguarding the environment and ensuring compliance with state regulations. These include the submission of a site plan for parking and landscaping, as well as adherence to development standards set forth by IDNR for activities in flood hazard areas.
The decision reflects a proactive approach to balancing industrial development with environmental stewardship, ensuring that the salvage yard can operate within the legal framework while addressing community concerns about flood risks and land use. The commission's actions signal a commitment to responsible planning in the face of evolving local needs.
