Concord City Council reviews economic grant for Conforce Gateway industrial project

Concord City Council is taking significant steps towards economic development and residential growth following their recent work session on March 11, 2025. The council discussed two key initiatives that promise to enhance the community's infrastructure and housing options.

First on the agenda was the proposed Conforce Gateway project, which aims to develop a 55-acre industrial site on Highway 73. The project, spearheaded by a local company, plans to construct approximately 400,000 square feet of commercial space across multiple buildings. The first phase is expected to deliver four buildings by 2026, with a second phase following in 2028. This development is projected to attract diverse industries, including light manufacturing and engineering, with an estimated investment of $45 million. The council is considering a one-year, 50% economic development grant, which would amount to $94,500, to support this initiative. This grant is anticipated to generate equivalent net revenue for the city, highlighting the potential economic benefits for Concord.

In addition to the industrial project, the council also reviewed an annexation proposal for a 2.24-acre parcel on Old Airport Road. The applicant, RDMS Homes, seeks to rezone the area for the construction of six single-family homes. While the project aims to provide a mix of one and two-story homes, it faces challenges regarding sewer access for two of the proposed lots, which may require private solutions due to existing infrastructure limitations. The council will vote on the annexation request, with further discussions on zoning expected in the coming months.
