Pasco County officials are moving forward with a significant rezoning request that will impact three villages—Pasadena Hills, Village G, and Villages J and K. The proposal, covering 441 acres, aims to facilitate the development of 614 dwelling units, extending from Kiefer Road to Overpass Road.
During the recent Board of County Commissioners meeting, planners presented a detailed master plan for the area, highlighting the zoning classifications and layout. The majority of the land is designated as neighborhood general, with specific areas allocated for estate residential lots and townhomes. Notably, the plan includes a minimum lot width of 75 feet for residential properties adjacent to wetlands in Village K.
One key aspect of the proposal is the decision not to create an interconnect to the west due to the presence of core reserve wetlands, which are protected from development. This decision aims to preserve the natural landscape while allowing for residential growth.
The master plan also outlines provisions for neighborhood commercial use, with 20,000 square feet set aside outside the village center. Additionally, the design includes a network of trails and paths that will connect various residential areas, enhancing accessibility and promoting outdoor activities.
As the project progresses, the county will continue to evaluate the implications of these developments on the community, ensuring that growth aligns with environmental considerations and community needs.
