A proposal for a modular classroom building at 114 Old Brook Road is moving forward, with the Albemarle County Architectural Review Board recommending approval, contingent on the addition of shrubs along the Ryo Road property line.
During the meeting, staff member Margaret highlighted that the proposal had been reviewed previously, with most concerns addressed, except for landscaping issues. The board noted that while large shade and ornamental trees have been added, the absence of shrubs remains a key concern. The recommendation is to fill in the landscaping along Ryo Road, ensuring it complies with easement regulations.
Kelsey Schlein, a planner from Schimpf Engineering, presented the proposal, confirming the team's agreement with the staff's recommendation. She explained the constraints posed by existing water lines, which limit planting options near the edge of the pavement. However, she assured the board that shrubs could be added in areas where permitted.
The board members expressed no further questions, indicating a smooth path toward final approval. This development is expected to enhance the educational facilities in the area while addressing community landscaping needs.
