Jamestown planning new mixed-use building and green space improvements

The Jamestown Planning Commission convened on March 18, 2025, to discuss significant developments in the city, particularly focusing on a new mixed-use building project that promises to enhance community space and green areas.

The commission reviewed plans for a 16,000 square foot mixed-use building, which is set to occupy a parcel in the RC District of Jamestown. This project is part of a larger vision that includes the construction of three buildings over time. The first phase of development aims to replace an existing structure that was demolished a few years ago, while ensuring compliance with all setback requirements. The new building will maintain the necessary distances from property lines, with setbacks of 22.8 feet to the south, 19.4 feet to the west, and 15.7 feet at its tightest point to the rear.

A key aspect of the project is the commitment to increase green space. The plan includes the removal of 0.2 acres of existing pavement to plant grass and create a rain garden, which will serve as a natural filtration system for drainage. This initiative is expected to significantly enhance the aesthetic and environmental quality of the area, providing a courtyard and additional plantings that will contribute to the community's green infrastructure.

The project also addresses parking needs, with a total of 34 secured parking spaces planned, alongside 504 feet of available street parking. Traffic flow will remain unchanged, as the existing ingress and egress points will be retained.

While the commission expressed enthusiasm for the project, there were discussions about potential variances needed for future phases, particularly concerning fencing. A motion was made to table further discussions until the next meeting to clarify outstanding questions.
