Jackson's Food Stores proposes fuel station and convenience store in Nampa's growing area

Stomm, representing Kilometers Engineering, outlined the vision for the development, which includes a fuel station with eight pumps and a convenience store offering a variety of food and merchandise. The proposal is part of a broader strategy to enhance commercial services in an area that has seen substantial residential growth. With 16 existing Jackson's locations in Nampa, the company is eager to expand its footprint and meet the needs of the community.

The site, currently zoned for community mixed use, is positioned to benefit from the anticipated completion of the Ustick Road corridor project, which is expected to increase traffic and accessibility. The developers are seeking a zoning change to community business (B.C.) to align with the city’s vision for commercial development in this area. This change is seen as essential for accommodating the proposed fuel station and convenience store, which will serve both local residents and travelers.

City officials expressed support for the project, noting its alignment with the comprehensive plan that encourages commercial development along major transportation corridors. However, concerns were raised regarding the proximity of the proposed site to residential areas. Council members discussed the need for a development agreement to restrict certain commercial uses that may not be suitable for the neighborhood.

The meeting also highlighted logistical challenges, particularly regarding sewer access, as the nearest sewer line is over a mile away. The developers plan to implement a temporary pressure sewer system to facilitate the project while discussions continue with city engineers about long-term solutions.
