Wynwood Norte approves Evolve Winwood 35 project with multiple waivers

A significant development project, Evolve Winwood 35, is making waves in Miami's Wynwood Norte neighborhood. The Urban Development Review Board convened on March 19, 2025, to discuss this ambitious proposal, which seeks to transform six parcels at 535 Northeast 30 Fifth Street into a multifamily residential complex.

The project, presented by Carly Kochel of Birkow, aims to construct an eight-story building featuring 141 dwelling units across approximately 200,000 square feet. While the project aligns with the Wynwood Norte community vision plan, it requires several waivers due to its size and design. Notably, the aggregate parcel size exceeds the maximum allowable lot size of 40,000 square feet, prompting the need for a waiver.

Kochel emphasized that the development is designed to enhance the neighborhood's housing diversity, adhering to the T5 zoning regulations established in 2019. The proposal includes a request for a 10% increase in lot coverage and a waiver to allow for a pedestrian passage instead of the standard Paseo requirement.
