A significant zoning change is on the horizon for Pickens County as the Planning Commission has recommended approval for a rezone request that aims to transform a 1-acre parcel from rural residential to suburban residential. The applicant, Affordable Investments, represented by David Shouse, is seeking this change for a property located at 643 Highway 136 Connector in Talking Rock.
The rezone is part of a broader strategy to address existing septic issues and create two buildable lots. Shouse explained that the current septic system is improperly situated on adjacent agricultural land, necessitating a lot line modification to ensure compliance with zoning ordinances. This adjustment will allow for the establishment of two separate one-acre suburban residential lots, aligning with the county's development goals.
The Planning Commission's staff has backed the proposal, emphasizing its potential to enhance the area while correcting zoning discrepancies. The rezone is seen as a step towards better land use management, particularly as it integrates with a larger plan for a nearby 60-acre park.
As discussions progressed, the commission addressed concerns about access points and the future of the existing structures on the property. Shouse confirmed that the historic house on the lot will be preserved and remodeled, while a new home will be constructed on the newly designated lot.
The Planning Commission's recommendation will now move forward for review by the Board of Commissioners, marking a pivotal moment for land development in Pickens County. The outcome of this decision could set a precedent for future zoning requests in the area, reflecting the community's evolving needs and priorities.
