The Pickens County Planning Commission made significant strides towards developing a new upscale residential community during their meeting on February 12, 2024. The commission discussed plans for a project aiming for a minimum lot size of three acres, with a target of 20 to 30 lots. This initiative is designed to create a family-friendly environment featuring amenities such as hiking and biking trails, pavilions, and recreational areas for children.
Peter Vasquez, one of the project partners, emphasized the vision for the community, which draws inspiration from a successful development in Tahoe, California. He highlighted the importance of creating a sanctuary where families can enjoy outdoor activities in a safe, gated environment. While some proposed amenities, like zip lining, may be reconsidered due to insurance concerns, the focus remains on providing standard upscale features that cater to the community's needs.
Vasquez also addressed management plans for the property, stating that the development team intends to manage the community initially, with the possibility of collaborating with experienced management companies in the future. He noted that the target clientele for the homes, which are expected to range from $2 million to $5 million, will likely prefer to use the properties as private residences rather than rental investments.
The commission's discussions reflect a commitment to enhancing the quality of life in Pickens County through thoughtful planning and development. As the project progresses, the community can anticipate a blend of luxury living and outdoor recreation, aimed at attracting families looking to escape urban environments.
