The Lee County Board of County Commissioners made significant strides in zoning and land use planning during their meeting on April 17, 2024, approving multiple amendments that will shape the future of the area.
The first major decision involved the rezoning of nearly one acre on Laurel Lane from mobile home to commercial plan development. This change will facilitate the development of a tennis court maintenance facility and associated storage, with a maximum of 6,000 square feet of floor area and 10,750 square feet of open storage. The hearing examiner had recommended approval, and the motion passed unanimously without public opposition.
In a second case, the board reviewed a privately initiated map amendment for River Hall, which originally sought to increase allowable density by 489 dwelling units across 391 acres. After revisions, the request was adjusted to increase density by 443 units on 349 acres, aligning with the county's Fleet Plan policy. The board previously found the amendment consistent with the LEAPLAN, and it was approved unanimously again, reflecting a collaborative effort between the applicant and staff.
The final item on the agenda involved a substantial rezoning request for approximately 1,988 acres, allowing for 3,244 residential units and 15,000 square feet of commercial space. This amendment to the existing River Hall planned development included previously excluded land. The hearing examiner's recommendation for approval was met with unanimous support from the commissioners, highlighting the ongoing development and growth in the region.
These decisions underscore Lee County's commitment to managing growth effectively while addressing community needs. As these projects move forward, they are expected to enhance local infrastructure and provide new opportunities for residents and businesses alike.
