The Lee County Board of County Commissioners (BoCC) held a zoning hearing on May 22, 2024, where they approved a significant rezoning request that could impact local housing availability. The board unanimously voted 5-0 to rezone approximately 4.6 acres near the intersection of Pine Ridge Road and Kelly Road from Residential Multifamily (RM 10) to Residential Planned Development (RPD). This change will allow for the construction of 46 standard multifamily residential units, with the potential for an additional 23 units through the Lee County Affordable Housing bonus density program.
The decision comes in response to the need for more flexible development options in the area, particularly due to site constraints related to an old borrow pit and canal easements. The new zoning designation will enable developers to create a more optimal layout while adhering to specific conditions set by the county, which are not available under the existing RM 10 zoning.
The proposed development includes three three-story buildings and one four-story building, with the latter being 45 feet tall. This height is notable as it exceeds the 35-foot limit imposed on the adjacent Beachwalk Isle Subdivision, which consists of single-family homes. The developer, Nova Construction Group, has committed to mitigating potential off-site impacts by implementing measures such as a concrete masonry wall, specific building orientations, and the strategic placement of amenities and dumpsters.
During the meeting, public comments were invited, although no participants spoke against the proposal. The approval reflects the county's ongoing efforts to address housing needs while balancing the interests of existing residents. As the project moves forward, it will be essential for the community to stay informed about its development and any further public discussions that may arise.
