St. Lucie County approves Oak Ridge Ranches development plan with school bus access

The St. Lucie County Board of County Commissioners (BOCC) held a regular meeting on December 10, 2024, where they discussed significant developments regarding the Oak Ridge Ranches project. The meeting focused on the approval of a site development permit for a new residential area within the Oak Ridge Ranches, which is set to include 679 single-family homes.

The project, presented by Dan Somero on behalf of the developer Kaye Hovanian, aims to create a community that accommodates various housing sizes, with lot dimensions ranging from 40 to 60 feet. The proposed development will feature a density of approximately 3.4 dwelling units per acre, adhering to the overall density cap established for the area.

Key features of the development include a 5-acre amenity center, which will offer recreational facilities such as a clubhouse, fitness center, and swimming pool. The design emphasizes open spaces and pocket parks, enhancing the community's aesthetic and providing residents with access to nature. The layout also includes multiple access points, with primary and secondary entrances off Soli Boulevard, ensuring efficient traffic flow.

The project has received staff recommendations for approval, contingent upon the completion of necessary infrastructure and environmental regulations. The developers expressed their commitment to creating a well-designed community that integrates natural features and promotes a healthy lifestyle for residents.

During the meeting, commissioners raised questions regarding the project, and discussions included the importance of school bus stop locations and environmental considerations.
