A notable point of discussion was the absence of curbing in the area. The Plan Commission typically requires curbing for new parking in developed regions; however, due to the rural nature of the site and the lack of curbing in surrounding areas, staff recommended waiving this requirement.
Additionally, the commission addressed the presence of three large shipping containers on the property, which are essential for the business's operations. While outdoor storage of such containers is generally discouraged, the containers were painted to match the building. To improve the site's appearance and functionality, the development team proposed extending the fenced area with a new nine-foot tall white vinyl fence and a new gate. Staff recommended that the new fencing replace the existing shorter wooden fence to maintain a uniform look.
The commission moved to approve the resolution with the condition that the new fencing be installed to match the existing structure, thereby enhancing the site's aesthetics and functionality. The meeting concluded with an invitation for further comments or questions from the commission members.
