In the heart of Temple Terrace, a new community redevelopment initiative is taking shape, promising to enhance the neighborhood while providing much-needed housing. During a recent government meeting, officials unveiled plans for a Habitat for Humanity project that will transform a 0.61-acre parcel behind the Grow Financial Institution on Bush Boulevard. This development will feature four single-family homes, each with an average lot size of 5,180 square feet and a home size of 1,800 square feet.
The estimated final assessed value of the completed homes is projected to exceed $922,000, contributing approximately $850,000 to the taxable increment value. This development is expected to yield an annual return of $10,500 to the Tax Increment Financing (TIF) fund, which supports further community improvements.

Notable contributions include the terrace storage facility on Bush Boulevard, which is projected to return $19,600, and the Fresh and Fun restaurant, contributing $10,200. O'Reilly's Auto is also making a mark with an additional $11,400. These developments underscore the ongoing efforts to revitalize the area and stimulate economic growth.
In addition to the new Habitat for Humanity project, officials discussed several available parcels within the Community Redevelopment Area (CRA). Among them is a 1.7-acre parcel at 8901 North 50 Sixth Street, which has attracted interest but currently lacks a formal proposal. Another notable site is the former Curry Bowl restaurant, located on 1.74 acres at 8447 North 50 Sixth Street, which previously received two proposals in October.
As Temple Terrace continues to evolve, these redevelopment efforts reflect a commitment to fostering community growth and enhancing the quality of life for residents. The future looks promising as these projects pave the way for a more vibrant and sustainable neighborhood.
