Polk County is making significant strides in its long-awaited hotel project adjacent to the Wells Fargo Arena, a move aimed at boosting tourism and convention business in Des Moines. During a recent board staff meeting, officials discussed the complex journey that led to the establishment of the IEC Hotel Corporation, which now owns the hotel, and the strategic decisions that shaped its development.
The idea for a convention center hotel has been on the table since 2003, when Polk County first envisioned a comprehensive convention complex. Although initial plans included a hotel, the project was deferred, and the county opted to build the arena without it. Over the years, various attempts to attract private investment for the hotel fell short, prompting county leaders to reconsider their approach.

Subscribe for Free In 2012, a new funding opportunity emerged with the passage of the statute for the IRA, which allowed for tax-exempt bonds to finance the hotel. Polk County decided to take control of the project internally, forming a nonprofit corporation to manage the hotel. This structure ensures that all profits benefit the county, with strict regulations in place to maintain public ownership.
Key to the project’s success was the collaboration with the Des Moines Redevelopment Company, which helped assemble the necessary real estate parcels for the hotel. Polk County now owns both the hotel site and an adjacent parking lot, solidifying its investment in the area.
The hotel officially opened in 2018, with a management agreement in place with Hilton. This agreement is designed to ensure that profits are directed back to Polk County, reinforcing the county's commitment to maximizing the benefits of the hotel for local tourism and economic growth.
As Polk County continues to navigate the complexities of this project, officials are optimistic about the potential for increased convention traffic and the overall economic impact on the region.
