Boerne developer proposes 34 duplex lots and historic structure preservation

The Boerne Planning and Zoning Commission convened on April 7, 2025, to discuss a proposed development that could reshape a local neighborhood. The developers plan to extend Hampton Way to provide a secondary access point, although this will require a variance due to existing fire access regulations. The Unified Development Code mandates two points of entrance for subdivisions with over 30 lots, and the current design only meets one of those requirements.

Community engagement has been a key aspect of this proposal. A neighborhood discussion meeting was held, attracting a good number of local residents who raised design-related questions. Feedback was mixed, with one homeowner expressing support for the duplexes while another, from a nearby commercial area, voiced opposition.
