The Jonesboro Metropolitan Area Planning Commission convened on April 8, 2025, to discuss a significant rezoning request involving 33.28 acres located at 282809 Greensboro Road. The request was presented by John Heasley of Associate Engineering, representing Hammerhead Construction, which currently owns 38 acres within the Greensboro Village Development Concept Overlay (DCO).
Hammerhead is seeking to rezone additional properties, including 22.5 acres to the west and 10.5 acres to the south of their existing land, to fall under the Town Center Overlay (TCO) regulations. City planners recommended approval of the request, provided that several stipulations are met. These include compliance with stormwater drainage and floodplain regulations, submission of a final site plan for review, and adherence to existing Greensboro Village development guidelines.

He requested a minimum 50-foot buffer from the property line, preservation of existing trees, and stipulations to ensure parking is located within the complex rather than adjacent to his property.
Commissioners engaged in discussions about the current land ownership and infrastructure, noting that the areas Hammerhead seeks to rezone are not currently served by sewer lines. Plans are in development to extend sewer services to these properties, which will be crucial for any future construction.
The meeting underscored the ongoing efforts to manage growth and development in the Jonesboro area, balancing the interests of developers with the concerns of local residents. The commission's decision on the rezoning request will be pivotal in shaping the future of Greensboro Village.
