The Mobile City Council made significant strides towards addressing housing needs during their April 8, 2025, meeting by approving a rezoning request for a 17-acre site aimed at developing age-restricted townhouses for seniors. The proposal seeks to rezone the area from a split zoning of B1 and R1 to R3, which is consistent with the city’s future land use plan that promotes mixed residential development.
The development is designed to include 60 townhouse units, with a voluntary restriction limiting density to 3.5 units per acre, significantly lower than the maximum allowed under R3 zoning. This decision aims to create a sustainable living environment while addressing community concerns about overdevelopment. Additionally, a minimum 100-foot setback from neighboring properties will be maintained to buffer the new development and preserve a natural drainage area.

Subscribe for Free Council members raised questions about the project's impact on traffic and the surrounding community. In response to concerns voiced during the planning commission meeting, the developers agreed to conduct a traffic impact study, although it had not yet been completed. Residents expressed apprehension about increased traffic in an area already burdened by congestion, particularly given the proximity of schools and churches.
The proposed development is intended to cater to the growing demand for senior housing, with units designed for individuals aged 55 and older. While the project includes a mix of two- and three-bedroom units, it will not feature amenities like a pool, focusing instead on creating a functional living space for seniors.
As the council moves forward with this rezoning, the implications for local traffic and community dynamics remain a focal point. The council's decision reflects a commitment to balancing development with the needs and safety of existing residents, ensuring that future housing projects align with the city’s vision for sustainable growth.
