Village Square Commission approves mixed-use development with 252 multifamily units

In the heart of Las Vegas, a significant transformation is on the horizon for a once-beloved movie theater site. During the recent Planning Commission meeting, Commissioner Stephanie Groenauer presented a proposal to revitalize the vacant property located at the corner of Sahara and Fort Apache, previously home to a popular cinema that closed its doors in 2023.

The proposed development aims to create a mixed-use space within the existing Village Square shopping center, introducing 252 multifamily residential units. This initiative is designed to breathe new life into the area, which is already surrounded by multifamily housing to the north and west. Groenauer emphasized the project's alignment with the current C-one zoning, which permits such developments.

The site plan reveals thoughtful design elements, including a leasing office at the former theater entrance and gated parking for residents. To enhance the environment, the developers plan to plant 52 mature trees, addressing both aesthetic and ecological concerns, such as reducing the heat island effect in the parking lot. This commitment to landscaping was well-received, with the commission supporting the addition of 20 more trees in the parking area.

As the discussion progressed, the commission expressed unanimous support for the project, with no public comments opposing the development. Commissioner Walsh noted the importance of the additional trees, reinforcing the community's commitment to sustainability.

The motion to approve the project, along with all stipulated conditions, was swiftly passed, marking a significant step forward for the revitalization of this area. The decision is now final unless appealed within ten days, paving the way for a new chapter in the Village Square's story.
