Denton approves mixed use development plan at I-35W Corbin Road intersection

The Denton Planning and Zoning Commission convened on April 9, 2025, to discuss significant developments in the city, including a controversial rezoning request and a proposed overlay plan development.

The meeting began with a motion to approve a previous item, which passed unanimously with a vote of 5-0. Following this, the commission turned its attention to a public hearing regarding PD 23-0001 C, a rezoning request for a 95-acre site located at the southeast intersection of I-35 W and Corbin Road. This request seeks to change the zoning from residential to an overlay plan development district, allowing for a mixed-use neighborhood and public facilities.

Angie Mangleris, the development review manager, presented the details of the request. The site is currently mostly undeveloped, featuring some mature trees and environmentally sensitive areas near a floodplain. The proposed development aims to include multifamily townhomes and parkland, aligning with the future land use designation of moderate residential.

The commission reviewed the specifics of the overlay plan, which includes three tracts designated for different uses. Tract A would allow for a variety of uses under the mixed-use neighborhood zoning, while Tract B would be limited to townhomes or single-family residential units, with a cap of 50 units and a maximum building height of 40 feet. Tract C would also permit all uses in the mixed-use neighborhood zoning but would require the completion of the future northbound I-35 frontage road before any building permits are issued.

Each tract has specific conditions, including required landscape buffers and infrastructure improvements, particularly concerning Corbin Road, which is currently unimproved. The commission emphasized the importance of these conditions to ensure compatibility with existing residential areas.

The meeting concluded with the commission's decision to move forward with the public hearing process for the proposed development, highlighting the ongoing discussions about balancing growth with community needs in Denton. The next steps will involve further evaluations and public input as the project progresses.
