Tract A would allow for a variety of uses under the mixed-use neighborhood zoning, while Tract B would be limited to townhomes or single-family residential units, with a cap of 50 units and a maximum building height of 40 feet. Tract C would also permit all uses in the mixed-use neighborhood zoning but would require the completion of the future northbound I-35 frontage road before any building permits are issued.
Each tract has specific conditions, including required landscape buffers and infrastructure improvements, particularly concerning Corbin Road, which is currently unimproved. The commission emphasized the importance of these conditions to ensure compatibility with existing residential areas.
