The Nixa City Council recently discussed a significant development proposal that aims to create a new residential neighborhood called the Village of Clover Hill at Wicklow. This plan includes the establishment of 52 buildable lots for single-family homes, along with two non-buildable common area lots, all situated on nearly 20 acres of land located south of Tracker Road and west of Old Castle Road.
The property, which was annexed into the city in 2003, has undergone several zoning changes over the years. Initially zoned for general commercial and multifamily use, it was rezoned in 2014 to R-1 single-family residential, aligning with the proposed development's layout. Currently, the area is surrounded by existing single-family homes, making the new development a fitting addition to the neighborhood.

Primary access to the new neighborhood will be from Tracker Road, which is designed to handle the traffic generated by the entire Wicklow development. An emergency access route will also be available, ensuring safety and connectivity for residents.
During the planning and zoning meeting, concerns were raised regarding stormwater management. The development will utilize an existing stormwater detention basin, part of a network designed to manage drainage for the Wicklow area. City staff addressed these concerns, assuring residents that a drainage easement will remain in place to facilitate proper stormwater flow.
All proposed lots will have access to municipal water, sewer, and electric services, with utilities readily available in the vicinity. The development is expected to enhance the community by providing additional housing options while maintaining essential infrastructure and environmental considerations.
