On April 2, 2025, the City of Birmingham's Design Review Board convened to discuss significant updates to two existing buildings in the city, focusing on their architectural enhancements and compliance with local design standards. The meeting highlighted the ongoing efforts to modernize Birmingham's commercial spaces while adhering to the community's aesthetic values.
The first project discussed was the renovation of the office building located at 700 East Maple. This four-story structure, which has historically served as office space, is set to undergo a refresh that includes a new contrasting black and white paint scheme, the addition of fiber cement panels, and updated lighting features. The building is situated within the Triangle District overlay, which imposes certain architectural standards, albeit less stringent than those found in downtown Birmingham. The proposed changes are largely compliant with existing regulations, and any deviations are classified as pre-existing legal nonconformities, allowing the building to maintain its current rear entry design.

While the proposed fixtures do not fully meet the cut-off requirements, the board expressed willingness to grant a waiver, provided the lighting is deemed unobtrusive and consistent with the surrounding area. The board recommended approval of the design review application, contingent upon the granting of this waiver.
The second project involved a building at 36801 Woodward Avenue, located in a transitional zoning district. This project aims to modernize the building's appearance with new limestone panels, an extended parapet with metal cladding, and a revamped storefront system. Unlike the first project, this building is not subject to overlay district standards, allowing for greater flexibility in design. However, the board emphasized the need for detailed calculations regarding window glazing to ensure compliance with local requirements.
Both projects reflect Birmingham's commitment to enhancing its architectural landscape while balancing modern design with community standards. The board's discussions underscored the importance of maintaining high-quality materials and aesthetics in the city's ongoing development efforts. As these projects move forward, they are expected to contribute positively to the visual character and functionality of Birmingham's commercial areas.
